
We the undersigned, wish to register our objections to the proposed development of 49 dwellings and a Health Centre to the North of the Tennis club on Holme Road, Market Weighton for the following reasons:-
- There is no affordable housing on the plan.
- The sole access to the proposed site through Northgate Vale will lead to severe congestion. This is a single track road (5. 5 metres wide, no white line)
- The plan includes access, for pedestrians and cyclists, over private land which is owned by the Market Weighton tennis club. This is against the wishes of the club.
- Parking on the tennis club site for members will be reduced.
- Vehicles regularly use the lane between 52b and 54 Holme road and the proposed health centre to gain access both to neighbouring properties and the tennis club. Increased usage is likely to cause a danger to pedestrians, cyclists and vehicles using the same narrow carriageway.
- Holme Road, Northgate Vale ad neighbouring roads are likely to become the overspill car parks for the proposed health centre. (the present siting of the health centre is at the furthest extremity from vehicle access from york road. ) There are proposals to double yellow line the south side of Holme road which will lead to further congestion.
- There is a history of flooding in Northgate Vale, (2006, 2008, 2011). The proposed development will further increase the risk of severe flooding in adverse weather conditions.
- Pitched roofs to the three storey properties are no in keeping with the surrounding properties. Inappropriate materials proposed include red stock brick, render and cedar cladding.
- On pages 14 and 24 of the bio assessment it states ‘great crested newts are found in skelfrey beck’. There is no management/protection plan to address this wildlife.
- The proposed hours of working on the site are excessive, notably during the evening period.
- The local development plan (mark 11) states that it is conditional that the local piggery is closed before any development commences on the land. The piggery remains in use.
Whilst fully recognising the need for an improved health centre in the town, the proposed location would increase the travel time for visitors, many who are without transport or have mobility problems. For this reason we consider the siting of the health centre should be as close to the town centre as possible.
The unit will generate a high volume of traffic and pedestrian movements through residential streets during the opening hours.
In conclusion, whilst recognising that this is allocated development land, there are many genuine and considered concerns about the proposal and we therefore respectfully ask that this application, in its present form, be rejected.
